A view worth finding
There is a moment on the road from Ceres into Tierkloof when the country opens up and the scale of the place becomes clear. The Swartruggens rise behind you; ahead, the Tankwa Karoo plains are punctuated by koppies before disappearing towards the Great Escarpment. It feels properly remote, yet Cape Town is only around two and a half hours away.
That view is the reason the current owners are here. While looking for a property in the Ceres Karoo area, they climbed a koppie for sundowners and saw the plains spread below them. ‘We looked at each other and said, “That’s the view we want.”’ The next day they drove along the R355, taking note of farms as they went. Tierkloof was coming onto the market and, in 2017, it became theirs.
Set against the slopes of the Swartruggens, Tierkloof Mountain Cottages encompasses 1 211 hectares of mountain and Karoo veld. The geology beneath it stretches back hundreds of millions of years, while San rock paintings in the area provide a more recent trace of human presence here. For buyers looking for a Karoo guest farm for sale, this is an unusual proposition: a vast private landscape that already has an established hospitality life of its own.
And then there is the quiet. Not silence exactly – the veld has its own sounds – but an absence of the background noise we barely notice until it disappears. ‘That’s the big thing about this place: how incredibly quiet it is,’ say the owners.
Three Karoo characters
Tierkloof has evolved into an established self-catering destination with three very different holiday cottages: The Fort, Serenity and Dragon Rock. Each stands apart from the next, giving guests a totally secluded piece of the mountain to themselves.
Inside, a common language emerges. The owners have brought a restrained Scandinavian influence to all three – a nod to one co-owner’s heritage – with white walls, natural textures and comfortable furniture creating interiors that are uncluttered yet warmly inviting. Nothing has been stinted: Le Creuset cookware, Smeg appliances and well-equipped kitchens, right down to impressively sharp knives. Each cottage has its own pool, wood-fired hot tub, high-speed internet and wide Karoo views.
The Fort, the largest, sleeps up to 10 in four bedrooms. An old shepherd’s hut transformed into an unconventional legionnaire-style fort, it has generous communal spaces, a full-size swimming pool and plenty of room for gathering outdoors.
Serenity is cooler and more contemporary, with three bedrooms sleeping six and an outlook sweeping through well over 180 degrees. A deep covered stoep, rock pool, wood-fired hot pool and outdoor bath and shower make the most of its elevated position.
Dragon Rock is the smallest and most intimate. ‘It’s very private,’ says the owner. Two bedrooms flank its open-plan living space, while picture windows, a plunge pool, wood-fired hot pool and secluded outdoor bath connect this charming cottage firmly to the landscape.
Tierkloof is entirely off-grid, with solar power and borehole water allowing the estate to operate independently and comfortably.
High on the mountain
Above the guest cottages sits the owners’ home, completed in 2019. Contemporary, streamlined and wonderfully open, this home puts the landscape first. An open-plan cook’s kitchen, dining and living area form the heart of the house, with carefully positioned windows framing plains and distant koppies. White walls, natural finishes and restrained furnishings keep the interior calm and light. ‘After all, everything is about the view up here,’ say the owners. Outside, a plunge pool looks across the Tankwa, in a setting that feels exceptionally private yet remains connected to the hospitality operation.
At the bottom of the estate are staff accommodation and a separate two-bedroom, two-bathroom ‘friends-and-family’ cottage, plus a small stone cottage tucked away on the mountainside.
Mountain trails
Around 20 kilometres of well-maintained trails lead through Tierkloof’s mountains and valleys, with routes for hiking, running and cycling. Cleared and edged paths allow guests to explore confidently on their own. ‘I absolutely love doing them,’ says the owner. ‘It’s my (almost) daily meditation.’
Spring brings pinks, purples and oranges to the veld, while autumn has the cooler temperatures the owners particularly love. Days begin with the sun appearing over the mountains and end with sunset behind the farm reflecting graded pink and purple light across the plains and koppies.
An established hideaway
Beyond its appeal as a private mountain farm on the Tankwa side of Ceres, Tierkloof is an established holiday-accommodation business with a proven track record – a compelling proposition for buyers looking for a guest farm for sale in the Karoo.
There is potential to add further cottages, subject to the necessary approvals, giving a new owner the option to continue the business as it stands or explore its hospitality potential further.
Yet perhaps Tierkloof’s greatest luxury is less tangible. Coffee in bed while the sun rises. A mountain trail with nobody else in sight. A wood-fired hot tub as evening colour catches the koppies. The pleasure of looking through a window and finding nothing man-made demanding your attention.
The owners came here because of a view. A decade later, it’s still the thing that stops them. ‘It’s just the openness,’ they say. ‘That vast Karoo landscape that disappears into forever.’
